Risks of real estate funds: what to watch

A practical look at market, liquidity, property, credit and management risks in Brazilian FIIs.

The risks of Brazilian real estate investment funds (FIIs) extend beyond daily market-price swings. Even when a fund distributes income regularly, its assets can encounter problems and the value of investors' units may decline. Understanding these scenarios supports better-informed decisions.

Market risk

FII prices respond to interest-rate expectations, economic conditions, investor demand, and the outlook for the property sector. Selling after a price decline may lock in losses.

Liquidity risk

Some funds trade infrequently on the exchange. Selling a large position may therefore require accepting a lower price. Review trading history and consider the size of the position you may need to sell.

Vacancy and missed rent payments

Empty properties stop generating rent while potentially continuing to incur expenses. Tenants who fail to pay can also reduce cash inflows. Review property diversification, tenant quality, and lease maturity schedules.

Credit risk in paper FIIs

Portfolios containing CRIs and other debt instruments may face late payments or defaults. Collateral and protective deal structures do not fully eliminate this risk. Review borrower quality and concentration by issuer and transaction.

Management, expenses, and conflicts of interest

Portfolio allocation, acquisitions, and financing decisions may not deliver expected results. Examine fees, governance, transparency, and arrangements that could create conflicts of interest.

Ways to manage risk without relying on guarantees

  1. Define your financial goals and investment time horizon.
  2. Read periodic reports and material-event disclosures.
  3. Avoid relying on one fund, sector, or source of income.
  4. Pay attention to liquidity and costs.
  5. Reassess your approach when material circumstances change.

According to Brazil's CVM Investor Portal (in Portuguese), FIIs face market, property, and liquidity risks and may cause capital losses.

Key takeaway

The goal is not to find a supposedly risk-free fund; it is to identify what could go wrong and how that might affect your strategy. Research systematically, follow official sources, and be skeptical of guaranteed-return claims.
